Declutter Your Storage Areas
Many home owners will take the time to clean up rooms, paint and stage a house to help it sell. But, they forget one key area....clutter in garages, closets and storage areas.
This can kill a sale as quickly as any other fault in the house. Clutter means not enough storage space...my stuff won't fit either....our car won't fit in the garage...this is not usable space!!!
Take the time to clean out these spaces also. If you don't have the time to go through all of your items at least rent a storage space and move this stuff out!
If you have the time, start your piles, what goes in the garbage, donation or give away and what do you really need to keep. I like to do the clean out right before garbage day. This helps to get it out of the way and off the property quickly. Also, arrange for pick up or drop off of donated items right away. It can be helpful to pack them in boxes and load them into a vehicle immediately for drop off so they are out of sight and out of the way.
If you have items that you can't get rid of, then pack them in boxes with like items and clearly label. Also, include a date on the label. Next year, when you come across this box again and realize that you have not used anything in it, it is a lot easier to get rid of.
Remember clutter takes away from living space and can make or break a sale!

Should I show the house while I am going throught the rehab?:
I have clients ask me this question all the time. My usual answer is NO! People have no imagination. If it is not done when they look at the house they will not remember that you were in the process of doing this or that. They can not visualize the end product. They will leave the house remembering that the walls needed paint, the kitchen was damaged, etc.
Even if you are selling to other investers, determine what you are going to do and get it done prior to showing the home. I have worked in houses that had a tremendous amount of traffic during rehab, but no offers because everything looks half done. Paint is different colors, sinks are dirty, floors are covered with drop clothes....buyers can't image themselves in this home.

Build up the momentum and then set appointments at the same times or one right after the other. It looks great and look at all the people who are interested in it to!.
